Since 1998, the population of Fishers has ballooned and forecasts call for even more explosive growth. With the increase in population, the interest and support of becoming a city has ...

Shame on you Indianapolis Star for running your lead story in today’s paper without all the facts. For those that didn’t see it, the Indy Star’s lead story today is “Area Home Sales Tumble 24%” in giant font with a subtitle of “October drop in one of largest of crisis, far exceeds nationwide decline of 3.3%”. What really rubs me the wrong way is how they and other media outlets just love to glom on to t...
Although no formal word has come from the company itself, recent reports indicate that Gunstra Builders may be the next builder in the Indianapolis area to close its doors. Gunstra has “shut down most of its sales offices and stopped communicating with clients” according to a recent story in the Indy Star. Gunstra has, or had, 15 communities around the Indianapolis area including Carmel, Fishers, Zionsville, and Plainfield...
Indianapolis has been recognized by two separate but similar top 10 lists in Forbes magazine. The first the Best and Worst Bang for the Buck Cities and the other is Cities Where Your Nest Egg Goes Farthest. Indianapolis comes in #3 and #6 respectively. While I understand these top 10 lists are somewhat sensational, there is a grain of truth to what they are saying; Indianapolis is great affordable place to buy a home, raise a fa...
Westfield has finally started on its portion of the Monon Trail which currently runs from 10th Street to 96th Street in Marion County and then continues into Carmel for another five miles where it currently ends at 146th Street. Westfield began construction of the first leg of the trail last week. The first leg will run from 146th Street to 156th Street and is scheduled to be completed by the end of November. The section fro...
The Indy Star recently published an article about how some local taxing authorities have temporarily submitted larger than normal tax rates for 2009. Basically what is happening is that the local tax units don’t really know what their budgets are and/or what this years assessments are. Since they don’t really know what they are working with, they overshoot it and then claim they might go down once the final numbers are i...
I am so glad I am not an agent in Ft. Lauderdale, Riverside, Orlando, or any other number of cities in the Florida, California, Arizona or Nevada area. According the latest PMI Risk Index, some of those areas have over a 99% chance that the home prices will be lower in two years. Ouch! While this latest index does not bode well for other areas, Indianapolis real estate comes out smelling like roses. According to this study, we have less a 1% ...
Hamilton County seems to pile up accolades like no other County in the Indianapolis area. Well, add another to the list for Noblesville which was recently named the “Community of the Year” by the Indiana Chamber of Commerce. According the Chamber “Noblesville is a shining example of dedicated city and business leaders working together to preserve their past and enhance the future.” The Chamber of Comm...
Everyone always wants to know what the price per square foot is. I have prepared a quick table showing what the average price per square foot is for the northern suburbs of Indianapolis. These numbers are based on all closed sales since 1/1/2008. Here is a breakdown of the different area by price per square foot and average sales price: Price Per Sq. Ft. ...
Another post from Eric McMillan about interest rates and the mortgage market: Well, it’s been quite a roller coaster for the economy over the past two weeks, in large part due to the economic bailout plan still hanging over everyone’s head. The mortgage market is no different. Mortgage rates are influenced by Mortgage Backed Securities and the Bond market. Right now, neither the Stock Market nor Bond...
In an effort to keep you up to date on what is happening in the entire real estate related world I am opening up my blog to other writers from different aspects of the real estate industry. The format of the blog will remain the same; however you will start to see posts from several different people. This is also an invitation to others in the real estate world that have something to contribute here. If you are great at what you do, stay on to...
We are pregnant!!!! This is our first and I am soooooo excited. We have known for a little bit and should find out the sex in about 2 weeks. First and foremost all that we want is a healthy baby, but if I am being honest I am really pulling for a boy. The initial shock and awe of being pregnant and getting the label “parent” has worn off and now I cannot wait.
Phone message from me: Hello X agent, this is Mike Taylor with Red Door Real Estate. I am going to be sending over an offer on your listing located at X Street. I had a few questions for you and was hoping you could send over the seller’s disclosure. Please call me back as soon as you get this. Thanks. Twelve hours later…no answer from the agent. WTF??? How do these agents stay in bu...
I just got back, actually I am writing this from a ferry ride heading back to Vancouver, from a real estate conference in British Columbia. It was not your traditional real estate conference; rather it was put on by the people who host my website and was a gathering of some of THE most web savvy agents from around North America. I was able to meet some amazingly knowledgeable agents and brokers, forged several great relationships, and shared id...
This is just a short post, but due to the Fannie and Freddie takeover interest rates have sharply improved over the past few days. Right now you can snatch a 30 year fixed for 6% or under. It might be a good time to pull the trigger or at least lock your rate as the market is extremely fickle and who knows what tomorrow will bring.
Word on the street is that there is a good possibility that congress might grant a reprieve on the elimination of seller paid down payment assistance for FHA loans. In theory, the DPA (down payment assistance) program ends October 1st but in reality most lenders have already stopped accepting deals with DPA on them. I have mixed emotions on this one; on one hand, DPA opens up a whole new pool of buyers to purchase homes that might not ha...
I am quite sure all of you have heard about the new bill the house and senate passed and President Bush signed into law recently. I am also quite sure you have already been deluged with news bits and information regarding the details of the not so stellar bailout so I will spare you the rehash of it. What I do want to cover is something that not many news outlets are focusing on…the elimination of the seller paid down payment a...
I get lots of questions about and have to deal with lots of issues concerning home inspections when selling homes. Before I go too far, let me quote the standard Indiana contract when it comes to inspections and inspection issues. Here is exactly how the contract reads: If the Buyer reasonably believes that the Inspection Report reveals a MAJOR DEFECT with the Property and the Seller is unable or unwilling to remedy the defect to the Bu...
MIBOR (Metropolitan Indianapolis Board of Realtors) recently released figures showing membership is off by 10.5% since the beginning of this year. The renewal notices and bills have finally been tallied and it reveals what I and many others have suspected all along; a substantial exodus from the real estate careers by lots of agents and brokers. This may sound macabre, but to me this is GREAT news for both me and the average consu...
Less than 24 hours after the announcement that Davis Homes is shutting down, CEO Brad Davis has revealed that he plans to begin building custom and semi-custom homes before the end of the year. WOW! That is either really gutsy or really stupid…or both. I am not sure but it seems that perhaps consumer confidence in the Davis name may still be shaky on the heels of running the previous company into the ground. Despite the 2...
Well, it’s official…Davis Home is now closed, out of business, shut down. As of today July 23, 2008 Davis homes is no more. If you read my blog you know that I have been writing about Davis Homes going out of business since last year. I also wrote a blog post about homeowner’s getting mechanic's liens placed on their homes because Davis didn’t pay their subcontractors that generated lots of comments and ...
Local home builder Hansen and Horn has been selected to be the home builder for the residential portion of the much anticipated Anson project just outside of Zionsville. This is huge news for the local home builder and it gives what will probably be their best location yet. The details have yet to be released, but we do know that the first phase will include 168 homes and the entire residential portion is scheduled for a total of 680 ...
